If you violate the term of the lease, you are responsible for correcting it. If you are the tenant, this may mean that you are paying money to solve any problems caused by you or your guests. If you do not pay voluntarily to correct the infringement, you may be prosecuted for damages caused by the offence and/or possibly evicted by the owner. Before the lease expires, you do not have to respect the owner`s intention to renew the lease. The termination must take place some time before the expiry of the tenancy agreement, as required by law in your jurisdiction. This period is called “notice.” As a general rule, the termination period is one month for leases of one month or less and two or three months for leases longer than one month, but this varies by jurisdiction. You should consult the statutes of jurisdiction in which the property is located in order to know the necessary notice period for your lease. It is recommended to keep a copy of the agreement to remind you of your rights and obligations as a landlord or tenant. If you choose not to use the lease, the owner/broker can withhold the fees. Changes to the right to rent a dwelling began on March 23, 2020 with amendments to the Residential Ten tenancy Act 2010 (Law) and the new Residential Ten rental Regulation 2019 (new regulations). This requirement applies to existing and new leases as of March 23, 2020. The agreement does not have a fixed deadline. Each case may have a different time frame.

The parties decide how long the tenant will rent the property and indicate this information in the contract.
