Multi Tenant Commercial Lease Agreement

This form is used to describe and describe the process of building tenant improvements in a leased building in an office building. This form is used by landlords to designate a tenant`s membership in a merchant association. The aim of the association is to promote sales in the mall. All tenants have an obligation to be members and the costs are borne by the members. The Trade Association is referenced in the Standard Multi-Tenant Shopping Center Lease-Net. This form is intended to provide brokers and potential buyers or tenants with important information about a property corresponding to the actual knowledge of the owner and which the owner must disclose by law. This is NOT a guarantee of the condition of the property and does not replace the seller`s mandatory disclosure statement. This form is provided by sellers to potential buyers of commercial real estate. The seller agrees to provide the buyer with confidential information about the property (for example. B, rental rolls, budgets, leasing) and the buyer agrees to keep this information confidential. This form allows landlords to terminate a rental agreement if a tenant asks for permission to rent 40% or more of the premises for more than a year.

The right of a lessor to take over the premises is also known. This form is used to give the tenant the right to make an offer to purchase their leased premises if the landlord has an interest in selling the premises. The landlord is not required to accept the tenant`s offer and/or sell the premises to the tenant. This form obliges the tenant to pay the landlord a portion of the tenant`s gross turnover. This proportion is determined by a percentage set in the Standard Multi-Tenant Shopping Center Lease-Net. This form is reserved for temporary rentals (30 days of termination and lease by one of the parties) and is used to rent commercial properties when more than one tenant occupies a building and they share a common area (landscape spaces, car parks, entrance/exit and loading areas) outside the building. The lessor`s collection of operating costs is not expected. This form is used by a landlord to respond to a rental request from a potential tenant. It is not binding.

This form should be used to rent land/s in shopping malls with one or more anchor tenants. For retail centres without anchor tenants (i.e. “Strip Center”), one of the standard industrial/commercial tenant leases is more appropriate. This form is used to add additional conditions to a lease agreement if one of these agreements is prepared by the parties for execution. It should not be confused with a change in the lease used to add or modify leases after they are executed. Note that the third space is to add the paragraph number of the first paragraph of the addendum. This is based on the number of the last paragraph of the lease. If the last paragraph is in the last of the lease 54, 55 must be completed in this field.
